Found a Property to Rent?
The First Step
Once you have found a new home, the lettings negotiator will explain the referencing procedure and bring to your attention all costs associated with your rental. At the same time, they will also explain the basis of the Tenancy Agreement to you.
This is also a good opportunity for you to ask any questions and discuss any specific requirements you may have regarding the property, so that there can be no misunderstandings in the future.
Securing the Property
Once we have agreed any terms with you and a move in date has been proposed, we will ask you to pay over a holding fee which is considered to be payment of intent to proceed with the rental of the property, subject to contract.
Please note that this will be credited to the first month's rent. However, this is non-refundable in the event that you do not proceed with the rental or are uanble to provide satisfactory references.
Before any tenancy is signed, satisfactory references are required.

Upon agreement to proceed with the rental and the receipt of satisfactory references, depending on the situation of the tenancy, agency fees are required (all fees are inclusive of Vat):
Admin Fee - inclusive of Tenancy Agreement and 1 tenant reference fee £450 with additional tenants charged at £150 each
Student let Admin Fee - £350 per person inclusive of Guarantors Fees
Advance / Upfront Rent Fee - £75 per person
Inventory Fee/Check in Fee - (vary between properties, due to complexities such as furnished/unfurnished and size) from £150 to £295 confirmed at offer stage
Guarantors Fee - £175.00 (In the event a guarantor is required, this covers referencing and preparation of the guarantors agreement)
Saturday Move in Fee - £60
5 Day / Express Move in Fee - £125
Change of Sharer Fee - £250
AST Changes- £36
Extension Fee _ £125
Lost Paperwork Fee - £36
Early Marketing Fee - £120
Notice Retraction Fee -£120
Failing to Gain Access Fee - £60
Arrears Letters - £15 each
Checkout Fee - £150
Onward reference Fee - £45
Pets Clause / Agreement Fee - £90
Pets are at the sole discretion of the Landlord.
In addition to the fees and the first months rent, we require a security deposit, this is usually set at 6 weeks rent and would be held under DPS guidelines. (for further information please visit https://www.depositprotection.com)
If at the end of your tenancy and subject to the landlords agreement, you decide to renew your tenancy, there will be a further charge of £125 incl. VAT.
Prior to move in, all payments can be made by bank transfer (BACS or CHAPS), bankers draft or cash by prior notice.
We prefer all rents to be paid by standing order mandate directly into the company bank account or landlords bank account, whichever is applicable at the time.
Please note that an administration charge of £15 will bemade for any arrears emails or letters sent.
Landlords will have insurance in place for the building and their contents, however this will not cover your own items. Please ensure you have adequate contents insurance in place for the start of your new tenancy.
